1. Reservations
All reservations are subject to availability and confirmation.
A reservation is considered confirmed and secured only after the required deposit has been successfully paid.
We reserve the right to cancel or refuse a reservation in case of incomplete, incorrect, or misleading information.
2. Prices
All prices are listed in EUR (€).
The total booking amount is clearly displayed during the booking process.
3. Payment Schedule
A deposit of 30–35% of the total booking amount is required at the time of booking in order to secure the reservation.
The deposit is paid online, using the secure payment methods available on our website (including card payments via PayPal).
The remaining balance is settled according to the payment instructions provided after booking confirmation.
Detailed payment instructions will be communicated by email.
4. Cancellation Policy
Cancellations must be submitted in writing (email).

Free cancellation is available up to 14 days before the scheduled arrival date.

In case of cancellation made less than 14 days before arrival, the deposit paid (30–35%) is non-refundable and will be retained as a cancellation fee.

In case of no-show, the deposit is fully retained.
Any applicable refund will be processed using the original payment method.
5. Right of Withdrawal
In accordance with EU consumer protection legislation, the right of withdrawal does not apply to accommodation services provided on a specific date or within a specific period.
Any refund is governed exclusively by this Booking & Cancellation Policy.
6. Guest Responsibility
Guests are responsible for:

respecting the maximum occupancy of the accommodation

maintaining the property in good condition

covering the cost of any damage caused during their stay
The accommodation may only be used for residential purposes.
7. Force Majeure
In the event of force majeure, including but not limited to extreme weather conditions, natural disasters, strikes, or government restrictions, we reserve the right to modify or cancel reservations without liability. Each case will be assessed individually and in good faith.
8. Amendments
We reserve the right to modify this Booking & Cancellation Policy at any time.
Any changes will apply from the date they are published on this website.
